Mortgage rate comparisons
The source notes different characteristics for various mortgage types:
- 30-year fixed: Offers lower and predictable monthly payments, but carries higher interest costs over the life of the loan compared to shorter terms.
- 15-year fixed: Features lower interest rates and allows borrowers to pay off mortgages sooner, though monthly payments are higher.
- 5/1 ARM: Provides an introductory rate that is usually lower than a 30-year fixed rate, but rates adjust annually after an initial five-year period, making payments unpredictable.
While Zillow reported a 30-year fixed rate of 6.67%, Freddie Mac reported 6.71% for the week. Discrepancies occur because Zillow reports daily rates from its lender marketplace, whereas Freddie Mac averages weekly data from loan applications.
