Blue Owl Capital announces US$6.5 billion data center REIT plan - finance news

Blue Owl Capital has outlined plans to launch a data center real estate investment trust (REIT) seeded with approximately US$6.5 billion of its own assets. The announcement coincides with reports of higher adjusted second-quarter 2026 earnings per share, new dividends, share repurchases, and additional debt financing via Blue Owl Technology Finance.

The proposed REIT and expanded funding capacity are intended to support a larger digital infrastructure and technology-focused portfolio. The data center REIT plan links the company's real estate and digital infrastructure ambitions to its technology lending through Blue Owl Technology Finance.

The company's current narrative projects US$3.5 billion in revenue and US$868.7 million in earnings by 2029. Achieving these figures would require 5.8% annual revenue growth and an earnings increase of approximately US$787.8 million from the current US$80.9 million. Some optimistic analysts have projected revenues near US$4.0 billion and earnings close to US$984.1 million by 2029.

The expansion introduces risks related to higher leverage and a more complex structure. Rapid expansion and balance sheet leverage could pressure margins if integration or credit conditions become challenging. Furthermore, the REIT IPO and capital raising could increase exposure to concentrated sectors and future fundraising cycles.
